Electric underfloor heating in Bayside

We install electric underfloor heating across Bayside, where more than half the homes are flats and the oldest of them are Sydney's oldest strata. Flats are 52.2% of homes here, so a mat laid into a bathroom tile bed is most of what we do. Winter mornings are mild and windy, and a tiled floor holds the overnight cold until something takes it out. Under tile heating mats go into both, the bathroom of an old walk up and the bathroom of a Mascot tower.

The benefits of electric underfloor heating in Bayside

Flats are 52.2% of homes here and separate houses 34.5%. Most of the reasons below come from two different flat markets sitting in one area. The rest come from the airport and the water that surrounds it.

The oldest strata stock in Sydney sits here

About six in ten of the strata schemes behind the two former areas that became Bayside were registered before 1979. Under tile heating mats go into the tile bed of that bathroom while the old tiles are off. The benefit is that the slab the building owns is never drilled, chased or cut into at any point. A walk up bathroom from that era has usually never been stripped back since the block went up.

Old walk ups and new towers sit side by side

Of the flats added here between 2011 and 2021, 62% went up in Wolli Creek, Mascot and Eastgardens. So the tower stock is mostly five to fifteen years old and the walk up stock is three times that. In a new tower a bathroom is changed by choice, and in an old block because it is finished. Under tile heating mats suit both buildings, and the benefit is a warm tile floor with no structural work at all.

More homes here run an off peak circuit

20.5% of households here already have a controlled load circuit, against 19.7% across the network. That circuit runs through the middle of the day and again overnight, while the network charges most from 3pm to 9pm. The benefit is that our thermostats put the floor heating on that circuit and keep it out of the evening window. A tiled floor gives its heat up slowly, so it is still warm long after the circuit switches off.

The airport sits inside this area

Under tile heating mats need no fan, no ducts and no outdoor unit anywhere on the building. That matters here because Sydney Airport sits inside Bayside and the plan applies noise controls from the 20 ANEF contour. A 1995 federal programme fitted heavier laminated glazing and secondary windows to houses around it. The benefit is a warm floor in a home whose windows stay shut all winter, with nothing hung on a wall.

No listed building here lists its interior

There are 388 heritage items in this area and not one of them lists an interior anywhere inside. Under tile heating mats go in above the existing floor structure, so the benefit is that nothing original is lifted. Council runs a free heritage advisor and decides a heritage exemption within 28 days of the request. That is a question to put to Council before the tiling is booked rather than after.

The heating needs no room of its own

Council resolved on 10 December 2025 to consult on electrification and degasification in new residential development. Where that landed is a question for Council, and gas is still legal in a new house here. In a flat the argument is simpler than the rule, because a flat has no plant space and no flue route. Under tile heating mats ask for none of that, and the benefit is a warm floor with no gas in it.

What we would install in Bayside

Most of the work here is a bathroom in a flat whose floor was laid decades ago.

A mat under the tiles

Flats are 52.2% of homes here and the strata stock is the oldest in Sydney. Under tile heating mats go into the tile bed of a floor already down, and the slab stays untouched.

Cable in a screed

Bexley, Bardwell Park and Kyeemagh are the house belt, and a rear addition there is where a new topping goes down. In screed heating cable is set into that topping as it is laid, and the extra mass holds the heat longer.

Cable in a slab

Council approved 133 new houses in 2024-25, on a house count that has barely moved since 2011. In slab heating cable goes in with the reinforcement on those few new slabs, and the finished level does not move.

Why Bayside properties choose us

We install across Bayside and the rest of the Bayside area, and we size every job from your floor plans before we quote. Installation is always subject to checking installer availability, which we do before we agree a day.

Send us your floor plans and we measure the heated area and size the cable from them, before you commit to anything.
We lay the heating and nothing above it, and your own tiler covers the cable with the screed or the tile bed.
We install in new homes, renovations, bathrooms, apartments, hotels, offices and cold storage, and we will quote any size of floor.
Quoting is free. You get a materials quote, and a separate quote for installation labour if you want us to do it.
A cable installation monitor goes on every job, so damage from another trade shows up before the floor is closed.

How we install underfloor heating in Bayside

Plans first, then a quote

Send us the plans for your new home, renovation, office or hotel. We measure the heated areas from them, calculate the cable size and quote the materials. If you want us to install, a second quote covers the installation labour. Nothing is ordered and no day is booked until you accept.

Installation day

Once you accept and tell us the job site is ready, we agree a day, subject to checking installer availability. The floor has to be prepared and ready before that day: your own trades handle levelling, waterproofing and anything else above the slab. Our installer lays the cable or the mat, fits the thermostat, and tests the system with our own equipment before leaving site. Your tiler covers it with the screed or the tile bed.

In a strata building the path is different again

In a New South Wales strata scheme the lot boundary generally sits at the upper surface of the floor. The slab underneath belongs to the building rather than to you. We lay the mat into the tile bed instead of touching that slab, and nothing is drilled or chased into it. Installing hard flooring, and the wiring and power points that come with it, is a minor renovation under the Strata Schemes Management Act 2015. Waterproofing is carved out of that definition, so a full bathroom rebuild goes to a special resolution rather than an ordinary one. Your builder or project manager deals with the owners corporation, and we build to whatever that approval allows.

The week here runs Monday to Saturday

The oldest strata in Sydney means the lift booking is often tighter than the hours. Construction is allowed from 7am to 5pm Monday to Saturday here, with nothing on Sundays or public holidays. That six day week is wider than several of the areas around it. It matters on a bathroom, because the tiler and the electrician have to follow each other in order. We lay the mat between the waterproofer finishing and the tiler arriving. In an old block the lift booking decides when the materials come up, and that sets our day rather than the hours.

Underfloor heating for Bayside homes

Two flat markets with nothing in between

Flats were 39.3% of the homes here in 2011 and 52.2% by 2021, a rise of 14,813 in ten years. Separate houses did not move at all across the same decade, going from 22,584 to 22,373. Almost all of the growth landed in three places, with Wolli Creek, Mascot and Eastgardens holding 62% of the new flats. Eastgardens went from 31 flats in 2016 to 1,293 in 2021. So under tile heating mats are the system both ends of that market ask for, in an old block and in a new one.

The house belt runs along the western ridge

Bardwell Park is 86% separate houses and Kyeemagh 84%, with Bexley at 53%. Those are the streets where a whole floor rather than one bathroom is worth quoting. Daceyville is its own case, at 69% state housing and 72% semis, and every property in it is contributory to the conservation area. Brighton Le Sands and the bay foreshore sit the other way, mostly flats in blocks of three to eight storeys. In the house belt the question is a whole heated floor, and in the flats it is one bathroom.

The same room in two different buildings

In a Wolli Creek or Mascot tower the bathroom is being changed because the owner wants it changed. The building is young enough that the switchboard usually has room on it. In a Rockdale or Bexley walk up it is being changed because it has reached the end of its life. There the board is the first thing we ask about. So under tile heating mats go in either way, once the board has been checked for the circuit.

Winter mornings in Bayside

Sydney Airport has recorded the weather inside this area since 1939, and the Bureau of Meteorology station at Canterbury Racecourse covers the western edge.

July nights

7.4°C at Sydney Airport inside the area, against 5.8°C at Canterbury Racecourse on the western edge. A tiled floor sits close to that overnight, and it is the first thing a bare foot meets in the morning.

The daily swing

9.8°C between night and day in July at Sydney Airport, and 11.9°C at Canterbury Racecourse. A floor warms slowly, so a timer brings it up before the coldest part of the morning.

Frost

About one night in three years at or below 2°C at Sydney Airport, against 4 a year at Canterbury Racecourse. The overnight low is what decides how cold the floor is at seven in the morning.

Climate zone

Zone 5 on every piece of land here, the rest of the area being Botany Bay. Insulation under the heating is what keeps the warmth in the room, and it is sized from that zone.

Frequently asked questions about Bayside

Do you cover every suburb in the Bayside area?

Yes. We install across the Bayside area and the surrounding localities, including every suburb listed on this page. We check installer availability before we agree a day, which is the one condition that travels with every job. If your suburb is not shown, contact us with the address and we will confirm coverage before we quote.

What are your service hours in Bayside?

Our hours are Monday to Friday, 8am to 5:30pm, and we are closed on Saturday and Sunday. Plans and photographs can be sent at any time through the quote form on this page. If you need us on site in Bayside, the day is agreed once we have checked installer availability. It is worth sending the plans as early as you can.

Does a pre 1979 block make this harder?

No, it usually makes it easier. A 2009 count put 1,882 strata schemes and 23,522 lots across Bayside, about six in ten of them registered before 1979. A bathroom in one of those has usually never been stripped since the block went up. The moment the old tiles come up is the moment this costs least to add. Once the tiles are down, adding under tile heating mats means lifting a floor with nothing wrong with it.

Does the airport change anything about the heating?

No, not the heating itself. The local environmental plan applies aircraft noise controls to homes from the 20 ANEF contour upwards. A noise assessment comes with any development inside those areas. A 1995 federal programme fitted heavier glazing and secondary windows to houses near the airport. What that means in practice is a home kept shut through winter. Under tile heating mats suit that, because the benefit is warmth with no fan, no ducts and no outdoor unit.

How far does a heritage listing reach inside the house?

Not to the interior, on the schedule at least. Not one of the 388 heritage items in this area lists an interior. Four of the six conservation areas date only from 2024, so check which one your street now sits in. A heritage exemption is decided within 28 days and the heritage advisor costs nothing to ask. Council decides what applies to your own address, and we set the heating out once that answer is in.

Has gas been ruled out of new homes here?

No, not yet. Council voted on 10 December 2025 to go out to consultation on electrification and degasification, and that was to happen in early 2026. Where it landed is a question for Council rather than for us, so check before planning a new house around gas. Under tile heating mats are unaffected either way, because there is no gas in them at any point.

Which half of this area gets the colder mornings?

The western half, by a clear margin. July mean minimums run 7.4°C at Sydney Airport and 5.8°C at Canterbury Racecourse on the western edge. Nights at or below 2°C come about once in three years at the airport and 4 times a year at Canterbury. So Bardwell Park and Kingsgrove wake up colder than Brighton Le Sands does. A tiled floor holds whatever the overnight temperature was, and under tile heating mats are what take it out.
