Electric underfloor heating in Lane Cove
We install electric underfloor heating across Lane Cove, where the rule about fuel reaches a renovation as well as a rebuild. Flats are 56.7% of homes here, so a mat under a bathroom floor is the bulk of what we install. Mornings here are close to two degrees colder than the city, and a tiled floor holds that until something warms it. Under tile heating mats go into a river peninsula house and a Lane Cove North flat alike.
The benefits of electric underfloor heating in Lane Cove
Flats are 56.7% of homes here and separate houses 37.8%, which is the reverse of the areas around it. Most of the reasons below come from a plan that has already made the fuel decision. The rest come from a river slope that puts part of every new floor in the air.
An electric floor already meets the fuel rule
Under tile heating mats and in slab heating cable are electric from end to end, with no gas anywhere in them. Council's plan requires new development to use electricity for all energy requirements, and its own report extends that to alterations and additions. A Greenwich renovation approved in July 2026 was held to it. The benefit is that your floor heating meets the rule on the day it is switched on. Nothing has to come out again if the rule is widened.
The bathroom in a flat is the job
Flats are 56.7% of homes here and separate houses 37.8%, which is the reverse of the north shore around it. 25.7% of all homes sit in blocks of four to eight storeys, so most bathrooms sit above somebody else's. Under tile heating mats go into the tile bed and nothing is fixed through the slab below. The benefit is that the ceiling underneath is never opened and no common property is touched. Flats went from 5,183 in 2011 to 8,750 in 2021 while the house count fell.
Most homes here have no off peak circuit
Only 11.8% of households here have a controlled load or off peak circuit, well under the network share of 19.7%. The network itself charges most between 3pm and 9pm every day. Our thermostats run on a timer and a floor sensor, so the floor heating works to those hours on an ordinary tariff. The benefit is that you do not have to add a circuit before a heated floor makes sense. Most homes here would otherwise need one, and the timer is the usual answer instead.
Midday power is what warms the floor
31.5% of houses here have rooftop solar, which is the highest share on the lower north shore. The new systems are large too, averaging 13.5 kilowatts across the installs of 2025. Our thermostats can be programmed to take that power in the middle of the day only. In screed heating cable holds the heat in its cement topping and gives it back through the evening. The benefit is that the tiles are still warm underfoot at seven the next morning.
No listed item here names an interior
There is a single conservation area here, at Greenwich, and 283 heritage items across the area. Not one of those items lists an interior or names internal fabric. Inside a house that is not itself listed, internal bathroom and floor work is exempt development, including inside the conservation area. So under tile heating mats go into that bathroom with no consent of any kind. Greenwich holds 129 of those items, so the address rather than the suburb is what decides it.
A new house here has more than one level
The plan says all dwellings are to adopt a split level approach to minimise excavation and fill. Cut or fill on the site is capped at one metre, so part of the floor is usually suspended. In slab heating cable is tied to the reinforcement of that suspended floor before the pour. The benefit is that a stepped house can be heated on every level without losing any height. On the river peninsulas, where most of the new work is, the insulation below decides where the heat goes.
What we would install in Lane Cove
More than half the homes here are flats, so the floor we heat is usually one that is already down.
A mat under the tiles
Flats are 56.7% of homes here and a quarter of all homes sit in blocks of four to eight storeys. Under tile heating mats are laid into the tile bed, and nothing is fixed through the floor below.
Under tile heating matsCable in a screed
The river peninsulas are 93% to 99% separate houses, and a rear addition there takes a cement screed. In screed heating cable is set out in that topping before the surface is closed over it.
In screed heating cableCable in a slab
About 39 new houses a year are approved here, against about 478 new homes in all. The plan asks that a house is split level with no more than a metre of cut or fill. In slab heating cable goes into the suspended part of that floor as readily as into the part on ground.
Slab heating cables, dual coreWhy Lane Cove properties choose us
We install across Lane Cove and the rest of the Lane Cove area, and we size every job from your floor plans before we quote. Installation is always subject to checking installer availability, which we do before we agree a day.
How we install underfloor heating in Lane Cove
Plans first, then a quote
Send us the plans for your new home, renovation, office or hotel. We measure the heated areas from them, calculate the cable size and quote the materials. If you want us to install, a second quote covers the installation labour. Nothing is ordered and no day is booked until you accept.
Installation day
Once you accept and tell us the job site is ready, we agree a day, subject to checking installer availability. The floor has to be prepared and ready before that day: your own trades handle levelling, waterproofing and anything else above the slab. Our installer lays the cable or the mat, fits the thermostat, and tests the system with our own equipment before leaving site. Your tiler covers it with the screed or the tile bed.
In a strata building the path is different again
In a New South Wales strata scheme the lot boundary generally sits at the upper surface of the floor. The slab underneath belongs to the building rather than to you. We lay the mat into the tile bed instead of touching that slab, and nothing is drilled or chased into it. Installing hard flooring, and the wiring and power points that come with it, is a minor renovation under the Strata Schemes Management Act 2015. Waterproofing is carved out of that definition, so a full bathroom rebuild goes to a special resolution rather than an ordinary one. Your builder or project manager deals with the owners corporation, and we build to whatever that approval allows.
Saturday afternoon has a noise rule of its own
A Saturday afternoon here carries a noise rule that no other area we cover has. Construction on a house runs 7am to 5.30pm Monday to Friday and 7am to 4pm on Saturday. No high noise generating activities are allowed after 12 noon on it. On a block of flats the Saturday is 8am to 12 noon with no high noise work at all. The weekday there carries a break from noon to half past one. Any variation to those hours has to be approved by Council. A bathroom is a sequence of trades rather than one visit, so those rules decide the order it runs in. An under tile heating mat arrives on the day the tiler opens the floor and not before it.
Underfloor heating for Lane Cove homes
A flat area on a river of houses
Flats are 56.7% of homes here and separate houses 37.8%. Flats went from 5,183 in 2011 to 8,750 in 2021, a rise of 69% in a decade. Houses fell from 6,068 in 2006 to 5,832 in 2021. About four in ten of today's flats were built after 2011. So under tile heating mats are the normal job here and in slab heating cable the exception.
The peninsulas are a different market again
Riverview, Longueville, Northwood and Linley Point are 93% to 99% separate houses, with 72% to 79% of those homes at four bedrooms or more. Only 8% to 11% of the homes on them are rented out. Greenwich sits between the two at 51% houses and 44% flats. Lane Cove North is 80% flats and the St Leonards part is 91%. In screed heating cable suits a whole peninsula floor, and an under tile heating mat one flat bathroom.
Half the strata here was registered before 1979
A 2009 count found 401 strata schemes and 6,390 lots here, averaging about sixteen lots each. 52.6% of those schemes were registered before 1979, which was the fourth highest share of any Sydney area. Only 1.0% of them were registered between 2006 and 2009. About 3,600 flats have been added since that count, so the stock now runs from walk ups of the 1960s to towers finished last year. Under tile heating mats go into every one of them, and the switchboard is the question we check first.
Winter mornings in Lane Cove
Riverview Observatory stands inside this area, half a kilometre from Riverview itself, and it measured the weather here for more than a century.
- July nights
6.4°C at Riverview Observatory inside this area, against 8.1°C at Observatory Hill across the harbour. A tiled floor sits close to that overnight, and it is the first thing a bare foot meets in the morning.
- Frost
About three nights in five years at or below 2°C at Riverview, and none on record at Observatory Hill. The overnight low is what decides how cold the floor is at seven in the morning.
- Climate zone
Zone 5 on all land here, from Greenwich up to Lane Cove West. Insulation under the heating is what keeps the warmth in the room, and it is sized from that zone.

Frequently asked questions about Lane Cove
Do you cover every suburb in the Lane Cove area?
Yes. We install across the Lane Cove area and the surrounding localities, including every suburb listed on this page. We check installer availability before we agree a day, which is the one condition that travels with every job. If your suburb is not shown, contact us with the address and we will confirm coverage before we quote.
What are your service hours in Lane Cove?
Our hours are Monday to Friday, 8am to 5:30pm, and we are closed on Saturday and Sunday. Plans and photographs can be sent at any time through the quote form on this page. If you need us on site in Lane Cove, the day is agreed once we have checked installer availability. It is worth sending the plans as early as you can.
How far does the all electric rule reach here?
Further than in any area we have written up, and possibly to your own job. The requirement is tied to the cost of the works rather than to whether the home is new. An alteration above the threshold is caught by it the same way a rebuild is. Council puts it on the consent as a standard condition and has already done so on a renovation. Ask Council where your job sits against that threshold before you plan the heating.
What is an off peak circuit and do I have one?
It is a separate circuit that only carries power at set hours, and most homes here do not have one. Only 11.8% of households in this area do, against 19.7% across the network. On a smart meter the circuit runs from mid morning to late afternoon and again overnight. Your electrician can tell you from the switchboard in a minute. Without one, our thermostats run the floor heating on a timer and the saving comes from that.
Is the Greenwich conservation area a problem for a bathroom?
No, not for a house that is not itself listed. Internal bathroom and floor work is exempt development under the state codes, and that route stays open inside the conservation area. It closes on the 283 listed items, where consent is needed instead. Greenwich holds 129 of those items, so it is worth checking which side of the line your address sits on. Council publishes no heritage exemption process, so ask its planner directly.
Will a split level house change the floor?
Yes, usually. The plan asks that a house adopts a split level approach to minimise excavation and fill. Cut or fill is capped at a single metre. That produces more than one floor level and often a suspended floor over part of the house. Cable goes into a suspended slab exactly as it does into one on the ground. What changes is the insulation under in slab heating cable, which keeps the heat in the room above.
Where do the temperatures on this page come from?
From Riverview Observatory, which stands inside this area about half a kilometre from Riverview itself. It recorded the weather here for more than a century before it closed. Its July mean minimum is 6.4°C, against 8.1°C at Observatory Hill across the harbour. Nights at or below 2°C come about three times in five years. Our thermostats are set to take that cold out of the tiles before anyone stands on them.
