Electric underfloor heating in Strathfield
We install electric underfloor heating across Strathfield, where the big houses get rebuilt and the rest of the area is towers. Apartments are 59.5% of its homes, so a tower bathroom on a common property slab is the job we are called to most. Strathfield sits further inland than its neighbours and the mornings are colder for it. In slab heating cable goes into a slab being poured, and under tile heating mats into a bathroom being retiled.
The benefits of electric underfloor heating in Strathfield
Strathfield approved 525 new houses in the eight years to June 2026, about a tenth of the houses it holds. That one fact changes the order of everything written below. The reasons below divide between in slab heating cable for a rebuild and under tile heating mats for a tower bathroom.
Nothing listed here protects a bathroom floor
Strathfield's heritage schedule lists 231 items and 17 conservation areas, and not one of them names an interior. What Council protects here is what the street can see of a building, and the heritage plan has no interior controls. So the benefit of under tile heating mats here is a warm bathroom floor that changes nothing a neighbour can see. A listed house is still excluded from exempt internal work, so Council's written approval comes before the old tiles go.
A flat and a rebuild want different zoning
Two bedroom dwellings are 43.3% of this area and dwellings with four or more bedrooms are 23.1%. A two bedroom flat has one bathroom and one hallway, so one of our thermostats runs the whole heated area. A four bedroom house being rebuilt may want five or six zones, each with its own floor sensor and schedule. The benefit is that our thermostats let a Homebush flat run one zone and a Strathfield rebuild run six.
Run the floor heating off your own solar
Rooftop solar here is the highest share of any postcode across the inner west, and Council's new rules protect it. A development must leave a neighbour's roof able to capture three or more hours of sunlight on 21 June. On a heritage roof the panels go on the planes facing the rear yard. Our thermostats are programmable, so the floor heating can be timed to the hours the panels are working. In slab heating cable holds that midday warmth in the concrete, so a Strathfield rebuild is still warm at dinner.
Size the supply before the slab is poured
Ausgrid's in meter load control relay handles a resistive single phase load of no more than 25 amps. In slab heating cable across the whole ground floor of a large Strathfield rebuild can pass that line. Council's new residential rules already require three phase power to the parking area of a new house here. So the benefit is a heated ground floor sized to the supply, drawn as zones before the switchboard is ordered.
One bathroom layout repeated through a whole block
Homebush is 81.7% apartments and Homebush West 92.4%, and in a building like that the bathrooms repeat. Under tile heating mats go into the tile bed of each one, so one layout is set out and then repeated. The mesh is cut and turned to suit each bathroom's shape, and the cable itself is never cut. The benefit is one worked out heated bathroom layout that a Homebush West block can take floor by floor.
A rebuild with no boiler and no flue
Strathfield has no all electric rule, adopted or in draft, so gas ducted and gas hydronic remain legal here. Both of those need a boiler, a manifold or a flue, and a rebuild drawing has to find room for them. In slab heating cable needs none of the three, because it is tied into the reinforcement before the pour. The benefit is a heated Strathfield ground floor that frees up the plant space a gas system would have taken.
What we would install in Strathfield
Strathfield is the one area in this region where the main opportunity is a floor that does not exist yet.
Cable in a slab
Strathfield approved about 66 new houses a year in the eight years to June 2026, in an area holding roughly 5,400. In slab heating cable is tied into the reinforcement of a rebuild, so the heating sits inside the structural floor. The benefit on a knock down rebuild is heating inside the floor itself rather than built on top of it.
Slab heating cables, dual coreA mat under the tiles
Homebush and Homebush West are where nine homes in ten are apartments, and this is the other half of our work. Under tile heating mats go into the tile bed of a bathroom being retiled, with nothing cut into the slab underneath. The benefit is a warm tiled floor in a strata flat with nothing drilled into common property.
Under tile heating matsCable in a screed
A rebuild may take a topping screed over the structural slab, and so may an extension on an older house. In screed heating cable goes into that topping, and the mass it adds holds the heat after the power stops. The benefit is a warm floor on a Strathfield South extension where no new slab is being poured.
In screed heating cableWhy Strathfield properties choose us
We install across Strathfield and the rest of the Strathfield area, and we size every job from your floor plans before we quote. Installation is always subject to checking installer availability, which we do before we agree a day.
How we install underfloor heating in Strathfield
Plans first, then a quote
Send us the plans for your new home, renovation, office or hotel. We measure the heated areas from them, calculate the cable size and quote the materials. If you want us to install, a second quote covers the installation labour. Nothing is ordered and no day is booked until you accept.
Installation day
Once you accept and tell us the job site is ready, we agree a day, subject to checking installer availability. The floor has to be prepared and ready before that day: your own trades handle levelling, waterproofing and anything else above the slab. Our installer lays the cable or the mat, fits the thermostat, and tests the system with our own equipment before leaving site. Your tiler covers it with the screed or the tile bed.
In a strata building the path is different again
In a New South Wales strata scheme the lot boundary generally sits at the upper surface of the floor. The slab underneath belongs to the building rather than to you. We lay the mat into the tile bed instead of touching that slab, and nothing is drilled or chased into it. Installing hard flooring, and the wiring and power points that come with it, is a minor renovation under the Strata Schemes Management Act 2015. Waterproofing is carved out of that definition, so a full bathroom rebuild goes to a special resolution rather than an ordinary one. Your builder or project manager deals with the owners corporation, and we build to whatever that approval allows.
Permits, and the clock on an application
A concrete pump standing on the road needs its own permit, with at least seven days of notice. A work zone has to be applied for about six weeks ahead. A development application is determined in 100 days, with one request for more information allowed along the way. You get 14 days to answer it, and then it is decided on what has been lodged. The benefit is that your in slab heating cable or mats are ordered to the dates Council has already set.
Underfloor heating for Strathfield homes
Built in short bursts, street by street
The Meredith Street area illustrates early housing on the 1878 Underwood Estate, single storey villas of rendered brick. The Woodward Avenue houses are rendered brick under slate roofs. The houses of Albert Road Central were all built between 1899 and 1901, in face brick trimmed with roughcast render. Albert Road West went up in the short period between 1920 and 1924. Welfare Street in Homebush is single storey brick from about 1920. Marion Street is 1930s and 1940s work, and a bathroom in one of those houses takes under tile heating mats.
Brick and tile, by covenant
Covenants on land titles in parts of Strathfield have required that dwellings be built only in brick and tile. Council describes the result as generous setbacks and modestly scaled houses on large lots. That is the stock being replaced today, one block at a time. Council's own town centre study counts 3,820 new dwellings added across the area in five years, nearly all of them apartments. Our own work here follows the same division of the area. In Strathfield and Strathfield South it is cable laid into a new slab, or into a topping screed where one is going down. In Homebush and Homebush West it is under tile heating mats in an apartment bathroom, laid inside the tile bed.
The BASIX certificate is the real deadline
Since October 2023 a new home in New South Wales has been assessed at seven stars under BASIX. That binds every Strathfield rebuild, because a rebuild is a new home. BASIX counts a heated slab or screed as in slab heating and treats it as a load. The assessor has to know about it from the start of the design. So the benefit of deciding in slab heating cable at drawing stage is a certificate that already counts it.
Winter mornings in Strathfield
These readings come from Sydney Olympic Park nearest the Homebush end and Canterbury Racecourse nearest Strathfield South. The two disagree, and Strathfield is the last zone 5 area before Western Sydney.
- July nights
6.6°C at Sydney Olympic Park nearest the Homebush end, and 5.8°C at Canterbury Racecourse nearest Strathfield South. Both are about two degrees below Observatory Hill in the city, at 8.1°C. A tiled floor sits close to that overnight, and it is the first thing a bare foot meets in the morning.
- Frost
About nine nights in ten years at or below 2°C at Sydney Olympic Park, against 4 a year at Canterbury Racecourse. The southern end is the frostier one. The overnight low is what decides how cold the floor is at seven in the morning.
- Summer
11 days a year at or above 35°C at Sydney Olympic Park, against 7 at Canterbury Racecourse. Heating is a winter item here, and a thermostat on a timer draws nothing for the rest of the year.
- Climate zone
Zone 5 across the whole area, with the zone 6 line running along its western boundary. Insulation under the heating is what keeps the warmth in the room, and it is sized from that zone.

Frequently asked questions about Strathfield
Do you cover every suburb in the Strathfield area?
Yes. We install across the Strathfield area and the surrounding localities, including every suburb listed on this page. We check installer availability before we agree a day, which is the one condition that travels with every job. If your suburb is not shown, contact us with the address and we will confirm coverage before we quote.
What are your service hours in Strathfield?
Our hours are Monday to Friday, 8am to 5:30pm, and we are closed on Saturday and Sunday. Plans and photographs can be sent at any time through the quote form on this page. If you need us on site in Strathfield, the day is agreed once we have checked installer availability. It is worth sending the plans as early as you can.
Do Strathfield's heritage rules cover the inside of my house?
No, not the finishes. Not one of the 231 items on Strathfield's heritage schedule lists an interior, and the heritage part of the DCP has no interior controls. What Council protects is what the street sees, including original window and door openings. That does not make internal work approval free, because a listed item is excluded from exempt development, so Council's written approval still comes first. Council also offers owners a free one hour consultation with its Heritage Advisor.
Should the heating go in before the slab is poured?
Yes, if you want it in the slab at all. Cable for a heated slab is tied to the reinforcing mesh, so the only moment it can go in is before the concrete. After the pour the options are a topping screed or a mat under the tiles, which are different systems with different build ups. Strathfield approves about 66 new houses a year, so this comes up here more than in the areas around it. Bring us in at drawing stage, while in slab heating cable is possible.
Can a whole ground floor of heated slab run on the usual supply?
No, not always, and it is worth working out at drawing stage. Ausgrid's in meter load control relay is limited to a resistive single phase load of no more than 25 amps. A slab heating the ground floor of a large rebuild can reach that. The new residential rules already bring three phase power to the parking area of a new house here. We work the load out from your plans and give it to your electrician early.
Is Strathfield colder in winter than the city?
Yes, by about two degrees overnight in July. The area runs north to south between two stations. Sydney Olympic Park, nearest Homebush, records a July mean minimum of 6.6°C, and Canterbury Racecourse, nearest Strathfield South, records 5.8°C. Observatory Hill in the city records 8.1°C. The southern end is also the frostier one, with 4 nights a year at or below 2°C. The northern station records about nine in ten years.
Can I still use gas heating in a new Strathfield home?
Yes. There is no all electric rule here, adopted or in draft. Both gas ducted and gas hydronic heating remain legal options in a new house here. One neighbouring council has banned gas in new homes and Strathfield has not followed. We would rather you compared them properly. Hydronic can cost less to run across a whole large house, and electric cable costs less to install.
