Electric underfloor heating in Sutherland Shire

We install electric underfloor heating across the Sutherland Shire, where the ground slopes and the planning rules take an interest in the floor. Separate houses are 60.8% of homes here, so a whole floor is quoted more often than a single bathroom. Mornings on the plateau are the coldest we have measured on this side of the Georges River, and a tiled floor holds that temperature. Under tile heating mats in a Cronulla flat and in slab heating cable in a Menai house are the two ends.

The benefits of electric underfloor heating in Sutherland Shire

Separate houses are 60.8% of homes here, with villas and townhouses at 13.9% and flats at 24.8%. Most of the reasons below come from the ground these homes sit on. The rest come from the circuits already behind their switchboards and from which of our systems the floor takes.

Heating a suspended floor on a stepped block

Every residential zone in Council's plan encourages alternatives to slab on ground where the gradient would need major excavation. Cut and fill is capped at one metre, so a steep Menai block is stepped down rather than levelled. In slab heating cable is tied to the reinforcement of a suspended slab exactly as it is to a ground one. The benefit is a heated floor on a stepped block, with insulation beneath it so the heat does not go downwards.

More homes here run a controlled load than anywhere

40,374 households in this area have a controlled load circuit, which is 43.3% and the highest share of any Sydney council in the Ausgrid report. Our thermostats run on a timer, so floor heating can be set to the hours that circuit has power. The benefit is that the circuit a heated floor wants is already sitting on a great many of these boards. Under tile heating mats and in slab heating cable both run from that circuit, once your electrician has confirmed it.

Nothing outside to place, screen or hear

Council asks that air conditioning units are acoustically screened and kept within 5 decibels of the background noise at the boundary. About 72% of this area is mapped as bushfire prone land, which narrows where plant can sit on a bush block. Under tile heating mats sit inside the tile bed and have no outdoor unit, no flue and no fan. The benefit on a narrow Menai block is a warm bathroom floor that takes no wall, eave or side setback.

No conservation area anywhere in this whole shire

This is the only area we have written up with no heritage conservation area at all. There are 349 listed items here and only one of them lists its interiors, and the plan has no heritage chapter. So on an unlisted house under tile heating mats are a tiling decision rather than a heritage one. The benefit is that most Sutherland Shire bathrooms can be heated without a heritage question being asked at all.

A new house with no gas in it

Council voted eight to five on 18 May 2026 not to proceed with draft all electric amendments in their current form. Those amendments would have required new homes to use electricity for indoor cooking, space heating and hot water. So gas is still legal in a new house here, and the rule may yet come back in another form. The benefit of in slab heating cable is a house with no gas in it, whichever way that rule lands.

Two of our systems in one small building

About 529 semis and townhouses are approved here a year, against about 246 new houses. A villa or a duplex is often a slab on the ground floor with an existing floor above it. In slab heating cable goes into the new ground floor, and under tile heating mats go into the bathroom upstairs. The benefit is one heated building using two of our systems, each set out for the floor it sits in.

What we would install in Sutherland Shire

About 246 new houses and 529 semis and townhouses are approved here each year, most of them on ground that slopes.

A mat under the tiles

Flats are 24.8% of homes here and about three in five sit in blocks of three storeys or less. Under tile heating mats go into the tile bed of a Cronulla bathroom, leaving the structure under it alone. The benefit is the quickest of our three systems to warm up, in the smallest room of a three storey block.

Cable in a slab

Council's plan steers a steep block away from a flat slab, so a great many new floors here are suspended. In slab heating cable is tied in before the pour, and a suspended slab takes it the same way. The benefit is a heated floor that adds no height to a stepped Illawong or Alfords Point house.

Cable in a screed

Engadine and Caringbah South are the mid century house suburbs, where a topping screed over an existing floor suits. In screed heating cable is set out in that topping before it is floated off, and the mass holds heat. The benefit is a warm Engadine living floor that is still warm hours after the circuit has gone off.

Why Sutherland Shire properties choose us

We install across Sutherland Shire and the rest of the Sutherland Shire, and we size every job from your floor plans before we quote. Installation is always subject to checking installer availability, which we do before we agree a day.

Send us your floor plans and we measure the heated area and size the cable from them, before you commit to anything.
We lay the heating and nothing above it, and your own tiler covers the cable with the screed or the tile bed.
We install in new homes, renovations, bathrooms, apartments, hotels, offices and cold storage, and we will quote any size of floor.
Quoting is free. You get a materials quote, and a separate quote for installation labour if you want us to do it.
A cable installation monitor goes on every job, so damage from another trade shows up before the floor is closed.

How we install underfloor heating in Sutherland Shire

Plans first, then a quote

Send us the plans for your new home, renovation, office or hotel. We measure the heated areas from them, calculate the cable size and quote the materials. If you want us to install, a second quote covers the installation labour. Nothing is ordered and no day is booked until you accept.

Installation day

Once you accept and tell us the job site is ready, we agree a day, subject to checking installer availability. The floor has to be prepared and ready before that day: your own trades handle levelling, waterproofing and anything else above the slab. Our installer lays the cable or the mat, fits the thermostat, and tests the system with our own equipment before leaving site. Your tiler covers it with the screed or the tile bed.

In a strata building the path is different again

In a New South Wales strata scheme the lot boundary generally sits at the upper surface of the floor. The slab underneath belongs to the building rather than to you. We lay the mat into the tile bed instead of touching that slab, and nothing is drilled or chased into it. Installing hard flooring, and the wiring and power points that come with it, is a minor renovation under the Strata Schemes Management Act 2015. Waterproofing is carved out of that definition, so a full bathroom rebuild goes to a special resolution rather than an ordinary one. Your builder or project manager deals with the owners corporation, and we build to whatever that approval allows.

A longer weekday and a shorter Saturday

On a bush block the access is usually the narrow part rather than the hours. Construction here runs 7am to 6pm Monday to Friday and 8am to 3pm on Saturday, with nothing on Sundays or public holidays. That weekday is an hour longer than most of the areas around it and the Saturday is shorter. A skip bin is applied for five days ahead and can stay fourteen days, or seven on the roadway itself. The benefit is that your mats or cable arrive on the day the room is open, by whatever the driveway takes.

Underfloor heating for Sutherland Shire homes

The plateau and the bay are different places

The Menai plateau and the Woronora estates run 88% to 99% separate houses, and 54% to 84% of those homes have four bedrooms or more. The Port Hacking waterfront is much the same, at 85% to 100% houses. The rail corridor is the other half of the area, where Cronulla is 72.5% flats and Sutherland 66.7%. About three in five of those flats sit in blocks of three storeys or less. Only 4% to 15% of plateau homes are rented, against 49.0% of flats across the area. So the plateau takes in slab or in screed heating cable across a whole floor, and Cronulla takes a mat.

What the approval numbers are saying

Approvals run to about 529 semis and townhouses a year here and about 246 new houses. The semi and townhouse stock is up 38% since 2006. The house count did not move at all over the same period, going from 50,800 in 2006 to 50,676 in 2021. Council's own housing strategy describes unprecedented levels of dual occupancy and secondary dwellings. So the new building here is mostly a second home on a block that already had one. The benefit is in slab heating cable in the new dwelling and under tile heating mats in the old one.

Ground that slopes changes the floor underneath

Every residential zone in Council's plan says alternatives to slab on ground construction are encouraged. That applies where the gradient would otherwise need major excavation or filling. Cut and fill cannot exceed one metre, and a steep site is to be stepped rather than levelled. The practical result is a lot of suspended floors in a part of Sydney that builds more than most. A suspended slab takes cable exactly as a ground slab does. The benefit is that in slab heating cable suits either, and we size the insulation beneath to the floor.

Winter mornings in Sutherland Shire

Holsworthy Aerodrome is the nearest record to the plateau suburbs and Sydney Airport the nearest to the bay. They are nearly two degrees apart in July, so this area has to be quoted as two climates.

July nights

5.5°C at Holsworthy Aerodrome nearest the plateau, against 7.4°C at Sydney Airport nearest the bay. A tiled floor sits close to that overnight, and it is the first thing a bare foot meets in the morning.

Frost

7 nights a year at or below 2°C on the plateau, against two in five years at the bay. The overnight low is what decides how cold the floor is at seven in the morning.

Climate zone

Zone 5 on all land here, from Menai across to Cronulla and down to Waterfall. Insulation under the heating is what keeps the warmth in the room, and it is sized from that zone.

Frequently asked questions about Sutherland Shire

Do you cover every suburb in the Sutherland Shire area?

Yes. We install across the Sutherland Shire and the surrounding localities, including every suburb listed on this page. We check installer availability before we agree a day, which is the one condition that travels with every job. If your suburb is not shown, contact us with the address and we will confirm coverage before we quote.

What are your service hours in Sutherland Shire?

Our hours are Monday to Friday, 8am to 5:30pm, and we are closed on Saturday and Sunday. Plans and photographs can be sent at any time through the quote form on this page. If you need us on site in Sutherland Shire, the day is agreed once we have checked installer availability. It is worth sending the plans as early as you can.

Why does a sloping block change what goes in the floor?

Because Council's plan steers a steep site away from a flat slab. Every residential zone says alternatives to slab on ground are encouraged where the gradient would otherwise need major excavation or filling. Cut and fill is capped at one metre and the development is stepped down the site. That produces suspended floors. A suspended slab takes heating cable in exactly the same way. It wants insulation underneath, because a floor with air below it loses heat downwards.

Is the plateau really colder than the bay here?

Yes, by nearly two degrees overnight in July. Holsworthy Aerodrome, the nearest record to Menai, Barden Ridge and Alfords Point, gives a July mean minimum of 5.5°C. Sydney Airport, nearest Cronulla and Taren Point, gives 7.4°C. The plateau also gets about 7 nights a year at or below 2°C and about one at or below freezing. The airport gets two in five years. That makes the plateau the coldest setting on any page we have written.

Does a bushfire prone block rule a heated floor out?

No. About 72% of this area is mapped as bushfire prone land and about 22% of the residential land is, so the question comes up often. The bushfire standard governs the outside of a building rather than what sits inside a floor. What it does affect is plant. Council also asks that air conditioning units are screened and kept to no more than 5 decibels above background noise at the boundary. A heated floor has no outdoor unit to place at all.

Is anything here inside a heritage conservation area?

No, because there are none. This is the only area we have written up without a single conservation area, and Council's plan carries no heritage chapter either. Of the 349 listed items, only one lists its interiors at all. So on an unlisted house a new floor is not a heritage question. If your own property is one of the 349, a statement of heritage impact goes with the application. Put the question to Council's heritage specialist before anything else.

Will the off peak circuit already be on my board?

Yes, more often here than anywhere. 43.3% of households here have a controlled load circuit, which is 40,374 of them and the highest of any Sydney council on that network. They also use more power than most, at 17.4 kilowatt hours a day against a network average of 13.6. So the circuit a heated floor wants is already there on a lot of these boards. Your electrician confirms that in a minute at the switchboard.
