Electric underfloor heating in The Hills
We install electric underfloor heating across The Hills, where a solid fuel heater is banned in two precincts even in a house that already stands. Separate houses are 81.2% of homes here, and 80.4% of those have four bedrooms or more. Both of those are the highest shares in New South Wales, and 21.6% of all homes have five bedrooms or more. A whole floor is a real question here rather than a single bathroom. We install in slab heating cable in the new precincts and under tile heating mats in the established south.
The benefits of electric underfloor heating in The Hills
Separate houses are 81.2% of homes here and flats 9.8%, and two thirds of those flats were built after 2011. Two of the reasons below come from rules that apply only in the newest precincts. The others come from the size of the houses, the roofs above them and the circuits inside them.
A heated floor those two precincts leave alone
Council's approvals policy prohibits installing a solid fuel or oil fuelled domestic heater in the North Kellyville and Box Hill precincts. That reaches a house which already stands, and both precinct plans also rule out open fire places. Under tile heating mats and in slab heating cable are left entirely alone by both of those prohibitions. The benefit is a heated floor you can still put into a standing Box Hill house.
A big house is heated as several zones
80.4% of the houses here have four bedrooms or more, and the average home has 3.8 bedrooms. The wiring rules guide a thermostat controlled heating circuit to about 15 amps for each switching operation. So a large heated area here is split into zones, each with its own thermostat. The benefit is that our thermostats let a Bella Vista living floor come on while the bedrooms stay off.
Heat the floor while the roof is working
46.4% of houses here have rooftop solar, which is first of all thirty three councils in Greater Sydney. Charges on this network fall in the middle of the day, and our thermostats run on a programmable timer. In slab heating cable then stores that heat in the concrete and holds it for hours. The benefit is a Kellyville floor that is still warm at bedtime from the solar generated at lunchtime.
A heated slab inside a written specification
The Box Hill plan sets mandatory building requirements for a slab on ground on salty land. It asks for 50mm of sand under the slab and 50mm of cover to the reinforcement. In slab heating cable is tied to that same reinforcement, so the cover figure sits on our drawing too. The benefit is a heated Box Hill slab that still meets every line of that specification.
A slab under one half, timber under the other
The Balmoral Road plan says a dwelling needing cut or fill over half a metre is to be redesigned. It names split level and timber floor construction as the alternatives, so one house can hold both kinds of floor. In slab heating cable goes into the slab half and in screed heating cable into the timber half. The benefit is a warm floor on both halves, each with its own insulation beneath it.
Only the thermostat has to sit up high
Council's flood schedule names heating and then says nothing about wiring, which is unique in the west. It asks that heating and air conditioning sit above the relevant flood level as far as possible. In slab heating cable sits inside the slab, so what goes above the level is one of our thermostats. The benefit is a heated floor that needs nothing relocated to satisfy that schedule.
What we would install in The Hills
About 1,592 new houses a year are approved here, which is second only to Blacktown in the whole state.
A mat under the tiles
41% of the homes here sit in the established south, where 97% of the stock predates 2011. Under tile heating mats go into the tile bed of one of those bathrooms, which is the job we are asked for most.
Under tile heating matsCable in a slab
In Box Hill, North Kellyville and the west of Kellyville a new slab is the normal starting point. In slab heating cable is tied to that reinforcement, so the benefit is heating inside a slab the engineer has already specified.
Slab heating cables, dual coreCable in a screed
In screed heating cable suits a floor that already exists where no new slab is being poured. It is also what the Balmoral Road control leaves room for over a timber floor, where the mass does the holding.
In screed heating cableWhy The Hills properties choose us
We install across The Hills and the rest of The Hills Shire, and we size every job from your floor plans before we quote. Installation is always subject to checking installer availability, which we do before we agree a day.
How we install underfloor heating in The Hills
Plans first, then a quote
Send us the plans for your new home, renovation, office or hotel. We measure the heated areas from them, calculate the cable size and quote the materials. If you want us to install, a second quote covers the installation labour. Nothing is ordered and no day is booked until you accept.
Installation day
Once you accept and tell us the job site is ready, we agree a day, subject to checking installer availability. The floor has to be prepared and ready before that day: your own trades handle levelling, waterproofing and anything else above the slab. Our installer lays the cable or the mat, fits the thermostat, and tests the system with our own equipment before leaving site. Your tiler covers it with the screed or the tile bed.
In a strata building the path is different again
In a New South Wales strata scheme the lot boundary generally sits at the upper surface of the floor. The slab underneath belongs to the building rather than to you. We lay the mat into the tile bed instead of touching that slab, and nothing is drilled or chased into it. Installing hard flooring, and the wiring and power points that come with it, is a minor renovation under the Strata Schemes Management Act 2015. Waterproofing is carved out of that definition, so a full bathroom rebuild goes to a special resolution rather than an ordinary one. Your builder or project manager deals with the owners corporation, and we build to whatever that approval allows.
A permit to start early, and no early starts granted
This is the first area in the west where working outside the standard hours needs a permit rather than only a consent condition. The standard condition in 2026 sets all works at 7am to 5pm Monday to Saturday, with nothing on a Sunday or a public holiday. The out of hours permit has two tiers, and the higher one applies with under 72 hours of notice. That 72 hours is the only notice period Council states anywhere. It is granted for exceptional or unforeseen circumstances only, and Council says plainly that no approval will be given for an early morning start. A skip is free on the nature strip at up to eight cubic metres for up to seven days. It must not be placed on any part of the roadway. A works zone for a single house wants at least twelve weeks, and there is no tradesperson parking permit. A job here is planned further ahead, so we fix the in slab heating cable date inside that plan.
Underfloor heating for The Hills homes
The biggest homes in New South Wales
There are 48,537 separate houses here and 80.4% of them have four bedrooms or more, which is first in the state. 21.6% of all homes have five bedrooms or more, and that is first by both share and count. The average home here has 3.8 bedrooms, the highest in New South Wales, and only 9.5% of homes have two. Mortgages run at 46.1%, which is third in the state, and social housing at 0.44%, which is nearly the lowest. Bella Vista has 36% of its homes at five bedrooms or more, and Kenthurst, Middle Dural and Annangrove run from 40% to 44%. The benefit of under tile heating mats here is that one bathroom can be done without touching the rest.
The youngest flat stock of all thirty three councils
Only 33.9% of the flats standing here in 2021 were standing in 2011, which is the lowest share of any council in Greater Sydney. Flats in lift buildings went from 382 in 2006 to 3,730 in 2021. Thirteen of the fifteen largest strata schemes were registered between 2018 and 2026, at Castle Hill, Norwest, Kellyville and Baulkham Hills. At the other end, 37.7% of strata plans here have three lots or fewer and only 0.7% were registered before 1980. So the approval for under tile heating mats comes from a new building manager or from the neighbour next door.
North Kellyville and Box Hill were paddocks
North Kellyville, Box Hill, Nelson and the west of Kellyville added 10,248 homes between 2011 and 2021, which is 63% of this area's growth. Between 82% and 90% of the homes in them post date 2011. Kellyville's western half went from 655 homes to 3,587 across that decade. Box Hill has 87% of its homes at four bedrooms or more. The established south is the opposite case entirely, and it is the larger of the two. 97% of the homes in Castle Hill Central predate 2011, and 41% of this area's homes sit in that belt. Box Hill is a slab decision and Castle Hill Central is a retile, and we quote each on its own.
Winter mornings in The Hills
Glenorie station sat on this area's northern boundary, within about seven kilometres of Kenthurst and Middle Dural.
- July nights
5.3°C at Glenorie station 067010 on the boundary and 6.3°C at Parramatta North, against 8.1°C at Observatory Hill. A tiled floor sits close to that overnight, and it is the first thing a bare foot meets in the morning.
- Frost
7 nights a year at or below 2°C at Glenorie, and 2 at Parramatta North. The overnight low is what decides how cold the floor is at seven in the morning.
- Summer
9 days a year at or above 35°C at Glenorie and 11 at Parramatta North. Heating is a winter item here, and a thermostat on a timer draws nothing for the rest of the year.
- Climate zone
Zone 6 across the whole area, from Baulkham Hills out to Box Hill and Wisemans Ferry. Insulation under the heating is what keeps the warmth in the room, and it is sized from that zone.

Frequently asked questions about The Hills
Do you cover every suburb in the The Hills area?
Yes. We install across The Hills Shire and the surrounding localities, including every suburb listed on this page. We check installer availability before we agree a day, which is the one condition that travels with every job. If your suburb is not shown, contact us with the address and we will confirm coverage before we quote.
What are your service hours in The Hills?
Our hours are Monday to Friday, 8am to 5:30pm, and we are closed on Saturday and Sunday. Plans and photographs can be sent at any time through the quote form on this page. If you need us on site in The Hills, the day is agreed once we have checked installer availability. It is worth sending the plans as early as you can.
Does the solid fuel ban apply to my existing house?
Yes, in two precincts, and that is unusual. The approvals policy prohibits installing a solid fuel or oil fuelled domestic heater in the North Kellyville and Box Hill precincts. It does not limit that to new building. Both precinct plans separately rule out open fire places and slow combustion stoves. Outside those two precincts a heater needs approval and an inspection. A rural lot of 4,000m² or more, at least 30m from a neighbour's house, needs neither.
How is a large heated area split up?
Into zones, each with its own circuit and its own thermostat. The wiring rules guide a thermostat controlled single phase heating circuit to about 15 amps for one switching operation. With 80.4% of houses here at four bedrooms or more, a whole floor usually exceeds that on its own. So the drawing divides the area before any cable is ordered. The benefit is that one of our thermostats can bring a bathroom up while the living floor stays off.
How much colder is Kenthurst than Castle Hill?
Nobody has measured it, so we quote the stations that have. The closed Glenorie station sat on this area's northern boundary and averaged 5.3°C on July nights. It recorded 7 nights a year at or below 2°C. Parramatta North, a few kilometres south, averages 6.3°C and 2 such nights. Richmond, out on the river flats, records 33 of them. Each figure belongs to its own site, and we say which one it is.
What does the Box Hill slab specification ask for?
Sand, a membrane, the right cement and enough cover. The plan sets mandatory building requirements for a slab on ground on salty land. At least 50mm of sand goes under the slab, with a damp proof membrane to the outside face of the edge beam. Sulphate resisting cement is named, with three days of curing and 50mm of cover to the reinforcement. In slab heating cable ties into that same reinforcement, so we work to the cover figure as well.
When does an acreage block need a supply check?
When the heated area is large and the street is a rural one. Endeavour has 2,054 substations in this area and 96 of them report low headroom or overload. 77 of those 96 sit in the rural north. Glenorie has sixteen, South Maroota thirteen, Kenthurst twelve and Maroota eleven. In a suburban street it almost never arises. Your electrician reads the board and the supply in a few minutes, and that happens before anything is ordered.
