Underfloor heating for hotel bathrooms
We heat guest bathroom floors for hotels and motels across Sydney, surrounding NSW and Canberra. A guest bathroom is not a domestic bathroom with a different tap, and it is built to the commercial code. We design one layout per room type and repeat it, which is what makes a hundred bathrooms a schedule rather than a hundred jobs.
Heating mats, one design per room type
We take the room type drawings, work out the heated area for each type once, and order the mats against that schedule. The mat is 3mm thick and runs at 200W per square metre. Your tiler beds it in with at least 5mm of adhesive. Where the floor build up allows it, at least 30mm of screed over the mat holds the heat better. The extra mass is what does the holding. The same layout then goes into every room of that type. It is the more adaptable of the two products, because it takes either build up. Its mesh backing also makes a square bathroom quick to lay.
- 200W per square metre
- 3mm thick
- One design per room type
- At least 5mm of adhesive over it
- Ordered against the room schedule
- A test record per room number
In screed cable where the floor is rebuilt
We use in screed cable where a bathroom floor is coming out and a new screed is going back in. At 4.5mm to 6.7mm the cable is too thick to sit in an adhesive bed. It needs that screed, so it cannot be swapped for a mat late in the job. Your tiler lays at least 30mm over it and forms the falls in the same layer. It adds drying time to each floor, so it belongs in the programme from the start rather than in the middle.
- For a floor being rebuilt
- 4.5mm to 6.7mm cable
- Needs a screed, not an adhesive bed
- Your tiler forms the falls
- Adds drying time per floor
- Decided at design stage
Common hotel situations
A whole floor is being refurbished
We work floor by floor while the bathrooms are being retiled anyway, which is when adding heating costs the least.
The property is somewhere cold
We heat guest bathroom floors as a room standard, which is a feature guests notice in a Canberra or tablelands winter.
A new hotel or motel is being designed
We work from the room type drawings at design stage, so the heating and its controls are in the documentation rather than added later.
Only some room types are getting it
We heat the room types you choose and leave the rest, so a suite floor can get it while the standard rooms wait.
What a hotel job involves
It is the commercial code, not the house rules
We design a guest bathroom to the rules that apply to it, which are not the ones that apply to a house. The differences reach the heating, the controls, the insulation under the floor and the sound between rooms. Your certifier confirms them on each job, and we work to what they confirm. We will raise anything we think needs their ruling early rather than at handover.
The key card has to switch the heating off
We wire the bathroom heating so the room's key card or occupancy system can cut power to it when the room is empty. No floor heating thermostat sold here does that on its own, so the switching sits on the circuit rather than inside the thermostat. That is a contactor at the board, and it is designed in rather than retrofitted.
One circuit per bathroom
We put each guest bathroom on its own circuit where the board allows it. A fault then takes one room out of service rather than a whole floor. It depends on your board having room for the extra circuits, which we check at design stage. That is a commitment we make on commercial work rather than something the code asks for.
A record against every room number
We write each bathroom's test results down against that room's own number rather than against the floor. Your head contractor then gets a sheet per room at handover instead of one result covering a whole level. A room that reads differently in two years can be checked against how it read the day it was built. On that scale the record is the only way anyone can check the work later.

Frequently asked questions
Do the domestic bathroom rules apply to a hotel?
No. A guest bathroom is built to the commercial code rather than the rules that cover a house. The differences reach the heating, the controls, the insulation under the floor and the sound between rooms. We design to the rules that apply and your certifier confirms them on each job. We would rather put a question to them early than find it at handover.
Does the key card have to switch the bathroom heating off?
Yes. The room's key card or occupancy system has to be able to cut power to the bathroom heating when nobody is in the room. No floor heating thermostat sold in Australia does that by itself. We wire the switching onto the circuit instead, through a contactor at the board. It is designed in with the electrical engineer rather than added afterwards.
How do you handle a hotel with a hundred bathrooms?
We work out the heated area once for each room type and ensure we can stock the whole order from our warehouse. The same install and the same tests are then repeated in every room. Each room gets its own record sheet tied to its room number, which is what your head contractor wants at handover.
What do you need in order to price a hotel job?
The room type drawings, and the schedule of how many of each type there are. We also need to know the floor build up on each one. A mat under tile adhesive and a cable in a new screed are priced and programmed differently. Tell us which floors are being done and when, and we work the heated areas out from there.
How long does the heating add to each bathroom?
Our part of one bathroom is short, and it is rarely what holds a floor up. The tiling, the screed drying where there is one, and the access you can give us do that. We fit into the head contractor's dates rather than asking for our own. Where a room type will not fit them, we say so at design stage rather than on the day.
Can the heating go into the shower floors?
No. We heat the tiled bathroom floor and stop at the shower enclosure, on a hotel job the same as a domestic one. A guest in the shower is already standing in warm water. The heating would add nothing the shower is not doing. Guests who ask for a heated shower area almost always mean the floor they stand on drying off.
