Electric underfloor heating in Hunters Hill

We install electric underfloor heating across Hunters Hill, where about 70% of planning applications are not for a new dwelling at all. Households here use 20.6 kilowatt hours a day, the most of any area on the Ausgrid network, so running cost is the first question. Winter mornings sit around six degrees by the river, and a tiled floor holds that until something warms it. We put under tile heating mats into both, a sandstone house bathroom and a Gladesville flat bathroom alike.

The benefits of electric underfloor heating in Hunters Hill

Separate houses are 61.9% of homes here, semis and townhouses 15.7%, and flats 21.9%. Most of the reasons below follow from the fact that almost every floor here already exists. The rest follow from a sandstone peninsula where the controls all point outwards.

When the floor heating runs matters here

Households here average 20.6 kilowatt hours a day, the highest of any area on the Ausgrid network. Our thermostats hold a floor sensor and a timer, so the floor heating runs in the hours you choose. 21.8% of homes here already have a controlled load or off peak circuit to put it on. The benefit is that the bathroom floor is warm before breakfast and drawing nothing by the evening peak. On a house using half as much again as the network average, that is the part worth setting up properly.

Almost every floor here already exists

Council records that about 70% of its development applications are not for a new dwelling at all. About 18 new houses a year are approved, and only 13 new apartments went up in eight years. Under tile heating mats are the system for a floor that already exists, because they go into the new tile bed. The benefit is that the heating goes in while the floor is open rather than after it is closed. The mesh is cut and turned to follow the fall of the bathroom floor, and the cable itself is never cut.

The oldest flat stock we work in

There were 1,120 flats here in 2006 and 1,024 in 2021, so essentially every flat pre dates 2006. Not one dwelling in this area sits in a block of nine storeys or more. A bathroom in one of those older blocks has usually never been lifted since it was built. Under tile heating mats go in while it is open, and the finished height barely moves. The benefit is that you get a warm tile floor without losing a step at the doorway.

The controls stop at the outside wall

There are 510 heritage items in this area and not one of them lists an interior. The controls are external only, covering form, scale, materials and the ratio of wall to window. They say nothing at all about a floor, a bathroom or a service inside the house. Under tile heating mats sit inside the tile bed of a room nothing in those controls describes. The benefit is that a heritage address and a heated bathroom floor are not in conflict here.

Nothing here reaches the floor inside

A sub floor visible from a waterway or a public place has to be enclosed as a base or plinth. A river frontage site also has to keep 60% of its area landscaped, against 50% elsewhere. None of that reaches a floor laid inside the house, which is rather the point. In screed heating cable goes into a cement topping inside the room, so nothing outside the house changes. The benefit is that a heated bathroom floor is settled on the tiler's drawing and nowhere else.

A small owners corporation is a short conversation

A 2009 count found 166 strata schemes and 1,406 lots here, with no scheme above a hundred lots. In a block that size the committee is a few people rather than a managing agent's queue. Under tile heating mats stay inside your own lot and need no work on common property at all. The benefit is that there is little for an owners corporation to object to. We put the heated area and the circuit in writing so you can take the numbers to them.

What we would install in Hunters Hill

Almost every floor we heat here is one that was laid a long time ago.

A mat under the tiles

Flats are 21.9% of homes here and essentially all of them pre date 2006. Under tile heating mats are bedded into the tiles rather than fixed through anything, so the structure below is untouched.

Cable in a screed

At 61.9% separate houses, most of the screed work here is a rear addition or a garden room. In screed heating cable goes in while the cement topping is being laid, and the extra mass holds the heat longer.

Cable in a slab

About 18 new houses a year are approved here, so a poured slab is the rarest of the three jobs. In slab heating cable has to be set out from the slab drawing before the steel is tied.

Why Hunters Hill properties choose us

We install across Hunters Hill and the rest of the Hunters Hill area, and we size every job from your floor plans before we quote. Installation is always subject to checking installer availability, which we do before we agree a day.

Send us your floor plans and we measure the heated area and size the cable from them, before you commit to anything.
We lay the heating and nothing above it, and your own tiler covers the cable with the screed or the tile bed.
We install in new homes, renovations, bathrooms, apartments, hotels, offices and cold storage, and we will quote any size of floor.
Quoting is free. You get a materials quote, and a separate quote for installation labour if you want us to do it.
A cable installation monitor goes on every job, so damage from another trade shows up before the floor is closed.

How we install underfloor heating in Hunters Hill

Plans first, then a quote

Send us the plans for your new home, renovation, office or hotel. We measure the heated areas from them, calculate the cable size and quote the materials. If you want us to install, a second quote covers the installation labour. Nothing is ordered and no day is booked until you accept.

Installation day

Once you accept and tell us the job site is ready, we agree a day, subject to checking installer availability. The floor has to be prepared and ready before that day: your own trades handle levelling, waterproofing and anything else above the slab. Our installer lays the cable or the mat, fits the thermostat, and tests the system with our own equipment before leaving site. Your tiler covers it with the screed or the tile bed.

In a strata building the path is different again

In a New South Wales strata scheme the lot boundary generally sits at the upper surface of the floor. The slab underneath belongs to the building rather than to you. We lay the mat into the tile bed instead of touching that slab, and nothing is drilled or chased into it. Installing hard flooring, and the wiring and power points that come with it, is a minor renovation under the Strata Schemes Management Act 2015. Waterproofing is carved out of that definition, so a full bathroom rebuild goes to a special resolution rather than an ordinary one. Your builder or project manager deals with the owners corporation, and we build to whatever that approval allows.

There is no tradesperson permit on the peninsula

This area has only two permit zones and no tradesperson parking permit, so a van parks where a visitor would. A skip on the road needs seven business days of notice and is otherwise expected to sit on private property. Construction runs 7am to 6pm Monday to Friday and 8am to 1pm on Saturday. On a narrow sandstone street the access is usually tighter than the hours. An under tile heating mat for a bathroom is light enough to carry down a narrow sandstone street.

Underfloor heating for Hunters Hill homes

A peninsula of sandstone houses and one flat belt

Separate houses are 61.9% of homes here and semis and townhouses another 15.7%, with 87% of those at two storeys. Hunters Hill suburb alone holds 62.6% of the area's homes, at 70.8% houses and 47.5% with four bedrooms or more. Huntleys Point has 49 houses in all, which gives a sense of the scale. The Gladesville end is the flat belt, at 40.5% flats, and it holds 71% of the area's mid rise blocks. Huntleys Cove is 78.6% two storey townhouses, and under tile heating mats go into the bathroom of all three.

The oldest flat stock we have written up

Nothing in this area sits in a block of nine storeys or more. The flats that do exist are the oldest stock we have written up anywhere. A bathroom in one has often never been stripped back since the block was built. That is the one window in which adding it is inexpensive. The benefit of booking under tile heating mats then is that the floor is only opened once.

Renovation is the work here, not building

Renovation here was worth 92% as much as all new residential building across eight years, the highest ratio of any area we have written up. That is a different market from the ones on either side of it. Almost nothing we do here goes into a floor that is being poured for the first time. The questions are finished floor height, what is under the old tiles, and whether the board has room for another circuit. We answer all three from your plan and set the under tile heating mat out on it.

Winter mornings in Hunters Hill

Riverview sits just across the river, at about a kilometre from Hunters Hill itself, and Sydney Olympic Park covers the Gladesville end.

July nights

6.4°C at Riverview Observatory across the river, and 6.6°C at Sydney Olympic Park nearest Gladesville. A tiled floor sits close to that overnight, and it is the first thing a bare foot meets in the morning.

Frost

About three nights in five years at or below 2°C at Riverview, and about nine in ten years at Sydney Olympic Park. The overnight low is what decides how cold the floor is at seven in the morning.

Climate zone

Zone 5 across the whole peninsula, from Woolwich to the Gladesville end. Insulation under the heating is what keeps the warmth in the room, and it is sized from that zone.

Frequently asked questions about Hunters Hill

Do you cover every suburb in the Hunters Hill area?

Yes. We install across the Hunters Hill area and the surrounding localities, including every suburb listed on this page. We check installer availability before we agree a day, which is the one condition that travels with every job. If your suburb is not shown, contact us with the address and we will confirm coverage before we quote.

What are your service hours in Hunters Hill?

Our hours are Monday to Friday, 8am to 5:30pm, and we are closed on Saturday and Sunday. Plans and photographs can be sent at any time through the quote form on this page. If you need us on site in Hunters Hill, the day is agreed once we have checked installer availability. It is worth sending the plans as early as you can.

How much does a bathroom floor add to a bill this size?

Less than most people expect, because it is a small area running for part of the morning. Households here average 20.6 kilowatt hours a day, the most of any area on the Ausgrid network. The habit here is already a large one, against which a bathroom floor is modest. 21.8% of homes here have a controlled load circuit, and on one of those the floor runs in the cheaper windows. We size the under tile heating mat from your plan before you commit to anything.

Was gas ever banned in this area?

No. Council resolved in December 2023, by six votes to one, to bring back a report on the question. That report would have covered banning gas in new buildings and requiring all new development to be all electric. No report had come back by September 2026. So gas remains a legal choice in a new house here. Under tile heating mats are unaffected whichever way that lands, because there is no gas in them.

Which part of a listed house do the controls cover?

The outside of it, and only the outside, though Council decides your own property. Not one of the 510 heritage items here lists an interior. They cover form, scale, materials, roofs and the ratio of wall to window, and say nothing about floors or services. The heritage exemption letter carries no fee. The under tile heating mat goes into the new tile bed and touches nothing the controls name.

What if there is nowhere to park on the street?

We carry it. This area has two permit zones and no tradesperson parking permit, so there is nowhere to reserve a space. A skip is expected on private property here rather than on the road. The mat for a bathroom is a light and compact thing to carry. An under tile heating mat has no boiler and no outdoor unit to get onto the street.

Do the river mornings here get cold enough?

Yes, and the river end is the colder half. Riverview, across the river at about a kilometre, records a July mean minimum of 6.4°C. Sydney Olympic Park, nearest the Gladesville end, records 6.6°C. Nights at or below 2°C are rare, at about three in five years at Riverview. Nobody here is choosing this because of frost. A sandstone house holds last night's cold, and under tile heating mats are what takes it out of the tiles.
